Here to Stay Community Land Trust
About the project
Here to Stay Community Land Trust (HTS) was founded in 2019 by a consortium of community organizations (Palenque LSNA, LUCHA, Spanish Coalition for Housing, and the Center for Changing Lives) as a way to address displacement as recommended in the 2018 LISC Quality of Life Plan (QLP) for the area. By closing the affordability gap, Here to Stay presents a permanent solution that allows low- to moderate-income legacy families to remain in the community they’ve called home for decades by providing affordable home ownership.
Here to Stay Community Land Trust’s geographic focus are the neighborhoods of Hermosa, Avondale, Logan Square and Humboldt Park in Northwest Chicago, IL.
LISC provided HTS a $1.00 million construction line of credit to cover rehab, holding and project manager costs for up to 16 single-family homes in the Logan Square, Hermosa, Humboldt Park and Avondale neighborhoods of Chicago. HTS will enter into a 99-year ground lease on the properties to keep them affordable in perpetuity. Initial sales will be to families making no more than 120% of AMI. HTS strives to decarbonize its homes and make energy efficiency upgrades that reduce costs for homeowners. LISC financed this loan with funds from Advocate Aurora that are designated to addressing the social determinants of health.
