About the project
Q-Factor is a vertically integrated set of organizations specializing in creative design, adaptive re-use, and thoughtful place-making in urban environments. Integration includes conceptualization, design, construction, and property management. Branded as INDUSTRY, Q-Factor began by successfully renovating and repurposing vacant and derelict buildings in the RINO district of Denver, CO, which was the catalyst for the district’s rebirth. They have since successfully repurposed, renovated, leased, and managed multiple properties, with projects in cities including Detroit, MI, Salt Lake City, UT, and Bozeman, MT.

LISC provided a $5.00 million mini-permanent loan to support the development of Industry Detroit, a project originally conceived in 2014 as part of an effort to create centers of innovation across three submarkets in Detroit. The project will convert an old school building into a “creative office” space with both market rate and below-market rate tenants. A total of 20% of the space (approximately 25,000 square feet), curated by Invest Detroit and Midtown Detroit Inc., is being reserved at under-market rents for entrepreneurs of color, with special emphasis on women-owned businesses and space for artists and other creative endeavors.
